These terms and conditions outline the rules and regulations for booking and staying at The High Peak luxury cabin rental properties, located in West Jefferson, North Carolina. Our website is available at www.thehighpeak.com.

By making a reservation or accessing our website, you agree to these terms and conditions. Do not continue to use The High Peak services if you do not agree to all terms stated on this page.

**DEFINITIONS**

The following terms apply: "Guest," "You," and "Your" refer to the person making the reservation and all occupants. "The High Peak," "We," "Our," and "Us" refer to our company and property owners. "Property" refers to the cabin rental accommodations.

**BOOKING AND PAYMENT TERMS**

• Reservations require a deposit at time of booking with full payment due 30 days prior to arrival

• Payment is accepted via major credit cards processed securely through our booking system

• All rates are quoted in USD and include applicable taxes unless otherwise noted

• Rates are subject to change until confirmed booking is received

• Additional fees may apply for extra guests, pets (where permitted), or special services

**CANCELLATION POLICY**

• Cancellations made 60+ days before arrival: Full refund minus 10% processing fee

• Cancellations made 30-59 days before arrival: 50% refund

• Cancellations made less than 30 days before arrival: No refund

• Weather-related cancellations may qualify for rescheduling based on circumstances

• Travel insurance is recommended to protect against unforeseen circumstances

**GUEST RESPONSIBILITIES**

• Maximum occupancy limits must be strictly observed

• Quiet hours are 10:00 PM to 8:00 AM - please respect neighboring properties

• Smoking is prohibited inside all cabins; designated outdoor areas only

• Pets require prior approval and additional deposits where permitted

• Report any damages, maintenance issues, or concerns immediately to management

• Leave property in clean condition; excessive cleaning fees may apply

**PROPERTY RULES**

• No parties, events, or gatherings exceeding maximum occupancy

• Hot tubs and amenities are used at your own risk following posted guidelines

• Parking is limited to designated areas only

• Fire safety: Follow all posted fire safety rules for fireplaces and fire pits

• WiFi is provided for guest convenience but connectivity is not guaranteed

• Check-in: 4:00 PM | Check-out: 11:00 AM (unless otherwise arranged)

**LIABILITY WAIVER**

Guests acknowledge that cabin rental activities involve inherent risks including but not limited to uneven terrain, wildlife encounters, weather conditions, and recreational amenities. The High Peak is not liable for injuries, accidents, theft, or damages to personal property. Guests participate in all activities at their own risk and are responsible for obtaining appropriate insurance coverage.

**PROPERTY DAMAGE AND SECURITY DEPOSITS**

• Security deposits may be held on credit card for incidental damages

• Guests are liable for any damages beyond normal wear and tear

• Smoking violations incur a minimum $500 cleaning fee

• Missing or damaged items will be charged at replacement cost

• Professional cleaning fees apply for excessive mess or pet violations

**FORCE MAJEURE**

The High Peak is not liable for cancellations or modifications due to circumstances beyond our control including natural disasters, government regulations, power outages, or acts of God. We will work with guests to reschedule when possible.

**PRIVACY AND INTELLECTUAL PROPERTY**

All content, photos, and materials on our website are proprietary to The High Peak. Guest information is protected according to our Privacy Policy. Guests may not use our property for commercial photography or filming without written permission.

**COMPLIANCE WITH LAWS**

Guests must comply with all federal, state, and local laws including North Carolina short-term rental regulations. The High Peak operates under all required permits and licenses for Ashe County, NC.
